Our process
For those new to the building process, a general guide of what to expect when engaging with Volo Projects is as follows:

Initial Consultation2.
Preliminary BudgetAn early-stage cost estimate will be provided to the client for a sense of the “ballpark” figure. While DA/CDC documentation is required for this step, detailed designs and specifications are not necessary for an estimate.

Volo Projects Engagement4.
Refined Quotation5.
Payment ScheduleA payment schedule to be proposed to the client including a deposit and regular progress payments. Client to submit schedule to bank if necessary for approval.
6.
Contract SigningContract is drafted based on the agreed quotation and payment schedule. Signed by both parties.
7.
Permits and ApprovalsVolo Projects to obtain homeowners warranty. Subsequently, architect submits the necessary documentation to the local council or private certifier for approval and Construction Certification (CC).
8.
DepositDeposit to be paid to Volo Projects prior to commencement of works.
9.
Pre-Construction PreparationsVolo Projects creates a detailed project program, commences ordering required materials, and schedules subcontractors. The site is established and prepared for construction (clearing, excavating, temporary facilities).
10.
Construction PhaseDuring the construction phase, client will receive regular progress updates and attend site meetings. Occasionally, there may be “Requests for Information”(RFI’s) for the architect. If the architect is not project managing, the client and builder will collaborate to find a suitable solution to any queries.
11.
Inspections and HandoverUpon completion, Volo Projects conducts final inspections with relevant certifiers and addresses any outstanding items. Client will attend a final walk-through to ensure satisfaction and address any defects. A subsequent handover suite, including warranties, manuals, and maintenance requirements to be provided.
12.
Inspections and HandoverPost-Construction Support + Occupational Certificate (OC) Volo Projects will offer post-construction support and address any defects during the warranty period. Client to submit all documentation to obtain OC.
